Cabin on private ranch for lease

My Client has a cabin on her private ranch available for lease. The ranch is located in the Smithville/Rosanky area It is a big efficiency with a full bath and a kitchen. We are looking for a tenant who likes the  peace and quiet when surrounded by nature.  The efficiency is furnished. Parking for one vehicle next to cabin.  Limitations on what portions of the ranch will be defined.  Use of path to pond out behind cabin is allowed.  Fishing with proper permitting will be allowed/not abused.  Tenant will pay electric and Landlord will pay for and provide water.  I will be accepting applications from potential Lessee’s for her.  Applicant must be a non smoker, no heavy vices, must have excellent credit, a clean criminal record, good rental/lease history, and have two good local references.  A tri- merge credit report will be pulled on each Applicant at Applicant’s expense ( 55.00).   Client and Agent will review each Application and Client will interview each qualified Applicant.  The monthly lease amount will be $1,000.00 per month.  There will be a refundable Security Deposit of 1000.00.  Total to move in will be First Month’s rent, Security Deposit.
