Today I toured 1000 River Trace Road in Columbus Texas and all I can say is WOW!

This 6614 square foot custom home will blow your socks off!  The first thing you see as you enter the front door are the timbers….hand hewn Hemlock from two early 1800’s barns from upstate New York reassembled using mortise and tenon with oak peg construction.

Then you notice that the great room is three stories tall!  First thing that came to my mind was OMG can you imagine cooling all of this now when we are hitting record high temps? But the house was amazingly cool and that was due to it’s construction which used SIPs panels.  Sips are expanded polystyrene panels that yield an exceptionally high R factor.  Over the years I have sold numerous home built with SIPS in both hot climates ( AZ) and cold climates (CO)  and in every case their energy savings are amazing.

One thing you don’t see a lot of in Texas is rain water harvesting.  Very popular in other drier states but here with all the rain no one thinks of it.  This home has a 20,000 gallon cistern with water softener, plus a two stage filtration and UV sanatizing system.  The property also has a well.  (The  Earthship my husband and I built in Colorado back in 1999   had water catchment also as well as  a conventional well as “back up”.  If you build and use third party financing and build alternative style housing and utilities,  you generally need to have conventional utilities in place to get your COE.  Been there, done that! )

The great room is spacious but you don’t feel lost in it with only a few people here and there.  The kids wing is wonderful!  First floor has the mudroom off the garage with a bath and the kids TV lounge, second floor has beds and bath area, massive storage wall, and a ladder to a special kids room on the third floor.

There is a catwalk from the second floor over to the master wing so if things go bump in the night a little one can always get over to Mom and Dad for some comfort without having to down and up stairs.

The master wing is over the top.  Massive bathroom with sunken tub ( the only think I couldn’t appreciate as it would be near impossible to get in and out of for me!)  The his and hers closets are also two levels and the master bedroom will not disappoint.

The house looks over grassy acreage that leads down to the sandy beach of the Colorado River front.

There are so many other features such as programmable devices, wine cellar, amazing basement crawl space, heated and cooled playhouse, three car garage, equipment and storage facility, and more!

Columbus!!! (Not Ohio)

Located on the Colorado River, Columbus is the county seat of Colorado County. With a population of about 3,700 it is known as the “City of Live Oaks and Live Folks.” Being along Interstate 10 allows easy access to the surrounding areas such as Houston and San Antonio. It was originally called Beason’s Crossing due to the Ferry service located on the river at in the 1800’s. Unfortunately, during the wars the town was ordered to be burned down. After Texas achieved independence from Mexico, Columbus was then established. Some say Columbus gets it’s name from people who migrated from Columbus, Ohio while others believe it was named after Christopher Columbus. In the 19th century cattle ranching was the town’s major business. It is now listed in the National Register of Historic Places and offers multiple things to do such as view the historic Alley Log Cabin and Tool Museum and tour the courthouse! If you are planning to stay a while, Columbus offers a variety of lodging from hotels to RV parks. And don’t fret, there are several sit down restaurants to choose from! Events and festivals take place throughout the year so be sure to check the city website for schedules. They can be found at http://www.columbustexas.org/visitors.

My Preview of Miniature Horse Farm for sale in Columbus

This week I was invited to preview n exceptional farm and ranch property for sale in Columbus Texas located at 2065 Highway  71.  The custom home on this property is Texas sized!  Big rooms!  Tons of storage!  Built in 2006 and has tons of upgrade!  One that needs mentioning is the back up power source  – a massive generator that kicks on automatically if there is ever loss in power.

But the house was not what I was interested in, as a horse property specialist,  my focus was to see the facilities that were developed for  what I had been told was a top notch miniature horse farm.  And it is top notch!

The barn…..ahhh…. the barn!  It has everything a horse person ( mini, or full sized ) dreams about.  Raised center aisle style with doors at either end to catch the breeze in the summer,  foaling stalls with closed circuit tv feed to the master bedroom in the house, wash rack with hot and cold water, concrete aisleway for easy cleaning, big tack/feed/storage room.

Pastures…..you bet!  All of the turn outs/pastures have safe horse fencing, the pasture grasses are in super shape, there are shed row run ins or some form of cover in each, and water to all.  Set  up with a central access location with numerous gates it makes for easy and logical access to all.

Other features that should be mentioned:

  • The outbuildings – there is covered parking for RV, tractor, mules/buggy, etc.
  • The property is completely fenced and cross fenced.
  • There is secondary access off a county road that feeds off the Highway next to the property and runs around to the back of this property.
  • An area has been set aside as a deer sanctuary that attracts plenty
  • There are numerous sites where a second home could be built.
  • The location is great if you are on a show circuit of any kind being a short shot to I-10 to go east or west and being just about in the middle of the area “in between: Austin, Houston, and San Antonio.
