Vintage/historical home on a large corner lot within walking distance of the Fayetteville square and courthouse. Built sometime in the late 1800's it has a varied history from being a single-family residence, a B & B and a rest home. Most recently it was a family home configured to be a master suite on the main floor with the upstairs completely dedicated to the kids. The upstairs looks like it can be reconfigured to meet the future buyer's needs. Tall ceilings and wood floors are just some of the interior highlights. The back yard is privacy fenced on two sides
This morning(1/18/19) I did a search on the Houston Listing Service for actual “horse properties” that have some kind of horse-related improvements on them in Fayette County Texas. The multiple listing pulled up 24 properties. Sadly in pursuing through them all there were only three with horse barns. Many of the listings mention barns but they are metal built shops with concrete floors which in my experience as a horse breeder, and horse property specialist in the southwest, is not a horse barn. The rest of the properties all had pasture that most agents believe could also be great for horses, me I would be looking at the soil type also. Anyhow, I digress, there were three properties Listing # 31458505 that was a metal build unfinished bardominium on beautiful acres, #51736418 a stunning getaway or full-time ranch with a five stall barn, and #76965233 acreage with “stables”. You can see them all below but I caution you there really aren’t any pictures of the horse set up. If you would like to schedule a private showing at any of these featured horse properties or if you would like me to find you others to consider in the area “in between” Austin, Houston, or San Antonio, please give me a call or contact me directly. I would love the help you. AND…for you Sellers out there who have ranch properties with or without horse facilities looking to sell, I would love to help you too! Sorry we are experiencing system issues. Please try again.
It’s that time of the year again! The end of summer brings some relief from the Central Texas heat with some cooler temperatures and even a few showers. It also brings the Fall Antique show. For those of you who have not attended one, it is overwhelmingly big. It basically stretches from SH 71 in LaGrange up through Warrenton and Round Top to SH 290.
To help those of you who have never experienced it here are some links to show how big it is. Also going to feature some shopping stops but there is so much there is no way to feature it all which you will see when you watch the Fly Over video. So here is a list of some YouTube videos to help you get an idea of what happens here for two weeks in the fall, and then again two weeks in the spring!
Here is a video on how to shop and what to expect when you get here!
And some videos so you can see some of the many shops and areas up and down the road you can stop at! Keep in mind you can’t see this all in one day, or even two or three. That is one of the reasons we all go back year after year, it is never the same and there are always amazing finds to see and buy!
One of the traditions that have come out of this antique extravaganza is the Gypsy Prom held at Zapp Hall the last Thursday of the show. From what I understand this started when the ladies at the Junk Gypsy decided that there were just so many wonderful old prom dresses needing a new life. The original theme was to play dress up in an old prom dress and to Texify it. Over the years it has become quite an event. I have my “prom” dress ready to go for this year’s prom date of October 4th. Check it out!

I am blessed to live in Fayetteville TX, a small city – yes I said city – of approximately 258 voting residents. Fayetteville is filled with some amazing vintage and historic homes and we own one of them! Yesterday when I was driving to the post office ( three blocks away! ) I stopped and took some quick photos of some of the beautiful front porches of Fayetteville. People love to spend time on their porches and they love to decorate them for holidays too. We are in between 4th of July and Labor Day so there is still a bit of a patriotic theme about town, but you will always find flags flying no matter what time of year. Fayettevillians proudly fly the American and Texas flags.
Fayetteville is a popular spot for people looking to retire, there is a strong second home market, and there are investment opportunities. Being a Fayettevillian and a Realtor I would love to help both Buyers and Sellers meet their Real Estate Goals. Please contact me if you would like more information on my services.
Looking for a great opportunity? Here is a great little rural property on approximately 7 acres with a darling turn of the century farmhouse. The home needs TLC but its bones are good, I would think that Chip and Joanna Gaines would consider it a true “fixer upper” with all of its period charm and lots of shiplap. In its history it has been a family home, a Bed and Breakfast, and a rental. The current floor plan on the main floor has a bedroom ( with closests which is rare for a home of this age, a sitting run, a big bathroom, two living areas and a kitchen. The second story is a one-room apartment with half bath and a fun sitz tub with private access off the back porch. Ever want an outdoor shower? Well, this home has one! The front porch is lovely but with all the back porch if it were me, I would expand the kitchen and the front room out that way. Plenty of porch in the back with beautiful country views. At one time there was a working dairy on the property and the dairy still stands but is not operational. There is also a large outbuilding with concrete floor. There is plenty of room for gardens and small animal husbandry. The back pasture lends itself to a few cows or horses and the seasonal creek could possibly be reworked to support a pond. There is a new survey in the works. It is on a private well and septic system. This property is being offered for $195,000.00 and is being sold in AS IS CONDITION.
