What is on the market with an actual horse barn?

This afternoon I searched through the Austin Board of Realtors listings looking for farm and ranch properties, greater than ten acres, in Bastrop, Caldwell, Fayette, and “other” counties, that have an actual horse barn on them.  The search criteria I used asked for either a barn/stable, or horse facilities.  A total of 44 listings came up.  Of those after scrutinizing the listing comments and all the pictures I found ten properties that actually are set up for horses.

When I moved here eleven years ago with my horses from Arizona ( was a horse property specialist there too! ) I found that here in Texas when a Listing Agent has an opportunity to check a box that says barn/stable they will do it without hesitation because barn here can also mean equipment shed, shop, or storage building, besides a cow barn.   And being a horse property basically means you can put horses out on the pastures.

So here are the ten properties that I found that have some kind of horse barn from a simple small shedrow to exceptional properties that have been used in movies, and even one with a covered “circle fence for horses”  aka round pen.  ( Yes….. I have seen Agents refer to round pens that way laugh out loud!!!!

“Come and Take It”

“Come and Take It.” If you live in Texas, you probably know this saying by heart. If you are not from Texas, chances are you have seen a white bumper sticker with this phrase and a picture of a cannon on a Texan’s vehicle. This comes from a flag that originated in the 1800’s. The first battle of the Texas Revolution took place in Gonzales, TX in 1835. A small number of men refused to give up their cannon and raised this flag to show they were not messing around! Gonzales was the ONLY city to send aid to the ever famous Battle of the Alamo. They sent 32 men, all of whom died in the battle. Gonzales is now a steadily growing city between the San Marcos/Austin area. It serves as the county seat for Gonzales County and is rich with history. Gonzales College opened in 1853. There were 50 students enrolled. At one point, the men’s quarters was torn down to help build a fort for the war! The school is no longer operating but is now used as a residence. You can still see many historical homes as Gonzales has a high number of them. The original city built just a few miles away was burned to the ground in the 1800’s. They rebuilt the city and today remains as it was originally surveyed. And if you are looking for other fun things to do, it’s location near the San Marcos and Guadalupe Rivers provides ample opportunity for a great time! If being outdoors is not your idea of fun, nearby San Marcos has a large outlet mall!

A little place called Harwood…

There are many small towns across Texas. But Harwood is something special. Founded in 1874 by Lawyer Thomas Moore Harwood, the town steadily grew. By the late 1800’s the population was 350. Harwood is in a prime location between nearby major cities San Antonio, Austin, and Houston. It’s location made Harwood a great asset as a cattle and stagecoach trail tying into the Chisholm Trail. This trail ran from Gonzales to Lockhart into Austin. The area, also known as Mule Creek, is in Gonzales County with Hwy 90 passing almost directly West to East through it. What was once a town thats economic strength was cotton, cattle, firewood, and even watermelon for a short period… is now home to a mere 100+ residents. But don’t let that cloud your judgment! Although the population has declined, the living has not. There are beautiful 50 acre ranches overlooking the oak / cedar filled landscape. There are great hunting opportunities, and if you need food or supplies it’s a short drive to Gonzales or Bastrop! So if you’re ever in the mood for the back country lifestyle with close city access, visit Harwood!

Here is a partial list of properties that are for sale in the Counties of Bastrop, Caldwell, Fayette, Lee, Gonzales that are “horse friendly”  in that they allow horses.  The type of fencing, if any may vary.  The topography of the land will vary from heavy tree cover to pastures. The acreage range and pricing can be modest to over the top. Many times Buyers are looking to buy a house and build their own horse set up – the way they want it.  That is what I recently did at my new little historic home on a few acres in Fayetteville.

This morning, 11/5/2014,  I went through the Austin listing service looking for a home with barn (for horses!) for one of my Clients.  In searching through the listings I was reminded how hard it is to search for developed horse properties so  I thought I would share some of the properties –  hand picked  – out of those that are currently listed for sale in Bastrop, Caldwell, Fayette, Lee, and Gonzales counties-( the area I fondly refer to as the “in between” )  located between Austin, Houston, and San Antionio.

Harwood ranch for sale

One of my favorite spots for farm and ranch properties is in the Harwood area in Caldwell and Gonzales Counties.  Harwood has great access to I-10 to the east for  Houstonites and west to San Antonio.  You can also easily get to Austin.  Harwood is a perfect example of the area I focus on that is “in between” these three great Texas cities.

Moving to Texas with Paint Horses – where can you show?

I moved to Texas back in 2005 with my paint horse breeding program and one of the first things I did was research clubs and shows for Paints ( and Pintos!).  Texas is a big state with lots of equestrian activity!  There are a bunch of great Paint and Pinto Clubs!  And a ton of shows!   Here is a list and link to a few of the clubs and a directory of some of the shows.

Steps to finding a Lease Property

If you are searching for a lease property here is an overview of the steps that I will take working with you as your Lease Agent. First visit the search below to look at available lease properties. Then call me or email me so I can learn more about your specific need for a lease property. Once we identify properties that feet your needs we can set showing appointments for appropriate properties during this appointment we will also discuss documents to use when Leasing a property which are:

Information of Brokerage Services, Intermediary Relationship Notice, Residential Lease Application, Residential Lease Guaranty ( if needed), and the Residential Lease.

I will prepare the necessary documentation and I will present your offer to Lease to the Listing Agent.

Steps to finding a Lease Tenant

If you own a property that you are considering Leasing I can help you find a qualified lease tenant. Here are the steps to listing a property for lease when a property owner decides to lease a property, or has an established lease property and wants to find a qualified Lease Tenant.

We will set an appointment to view the property, review the most recent market comparable information on similar lease properties, and we will go over the documents that will be used to put a Lease listing on the market, and we will discuss in depth the marketing program and steps to qualify a Tenant prospect.

Documents that will be used are:

Information on Brokerage Services, Intermediary Relationship Notice, Residential Listing – Inclusive Right to Lease, and if the property was built before 1978 – a Lead Base Paint disclosure.

If you are wanting to Lease your property and have it managed by a Property Management Service , although I do not provide Property Management services, I have a very good working relationship with area Property Managers with I will be happy to refer. I can find you a Lease Tenant and you can work with any management company of your choice when the property has been leased.
