What’s the word?

A common question being asked around Bastrop lately is “What is going on behind Wal Mart?!” The answer… Pecan Park! Bastrop is getting a new subdivision. As the city grows, so does the demand for housing. Pecan Park has two builders (David Weekley and Scott Felder). Lots are currently available for purchase. If you want an idea of what to expect, drive by and look at their model homes! The main entrance is located on Childers behind Wal Mart. There will be a variety of home styles to choose from, and they start from the low $200,000’s. Get yours before they’re all gone!

Television advertising is available and effective!

Recently I featured a home for sale in The Colony in Bastrop County Texas on Open House ATX. This professionally done presentation aired for four weeks on KBVO on Sundays in the greater Austin area. The home sold in record time!!! I was the first Bastrop area Realtor to feature a Bastrop Home For Sale on Open House ATX. Market your listing| Participate in local Realtor tours

One of the things that can be done to market a listed property is to participate in a local Realtor tour.

One thing that I can do for a listed property here in Bastrop County is submit it to the local Realtor tours. In the Bastrop/Smithville area these are held each Friday. They do not have a set schedule for areas and the tours are sporadic depending on what listed properties have been submitted.

Many times properties in outlying areas ( outside of townships ) are not added due to the amount of drive time but if they fit into a cohesive tour with other area properties they are added. Once submitted if the properties are added to an upcoming tour date I let my Listing Clients know in as much advance notice as possible so they can have their property in top top/show shape for the tour!
The Bastrop/Smithville tours start at about 9 am and run until all the properties are seen ( generally before noon ). The agents all caravan to each listing for a quick look/see and to provide agent comments/feedback on the listings regarding price/highlights/problems etc. This is a great opportunity to market your listing to Agents who may get calls about it from all of the marketing we are doing, or who may have a Client who is a perfect match for the property.
Generally I suggest that my Listing Clients have some kind of little snacks out for the Realtors such as bottled water, and packaged snacks to enjoy. Realtors love food and the tours can get very long. They don’t normally stay in the property very long, it is almost like a Chinese fire drill ( and sometimes quite funny to watch as we all get stuck in a driveway waiting for the last one in to come and move their car so we can head out…)
There are no guarantees that a property will be added or toured. But we can ask! Another option to market your listing is to hold a Realtor Open House with specific invitations to local Realtors, and serve that would serve lunch or appetizers to get them out for a visit!
