Home for sale “Coming Soon” | Indian Lake

20160707_145505

This morning I listed  a well cared for home on almost an acre in the Smithville subdivision of Indian Lake.
Deb's new listing

The property will be on the market mid month. Highlights of the property include front porch – entry and larger deck off kitchen for entertaining, extra large master suite, open kitchen with or without the kitchen island, large family room, split floor plan with second bedroom, a full bath, and a home office with great built-ins (currently also being used as a third/guest bedroom), mud room off kitchen with laundry.

Property Information

The house is a 1632 Sq. Ft. 2009 manufactured home.  There is a huge master suite, split floor plan with another bedroom, full bath, and a home office with built in’s ( currently being used also as a guest bedroom.  Large family room, big kitchen, front deck, and nice deck for entertaining off the kitchen.  Mud/laundry room leads out to the back yard.

Property exterior highlights

Highlights include  a secluded paver patio in back yard, hot tub, detached shop with 220 service, and area for an above ground pool (with sand in place!), raised garden beds (with mature asparagus!), french drain, gravel driveway.  There is no garage but plenty of room to put one in! There is a detached shop with 220 amp service and  an RV hook up.

9 Lots Total

There are four lots on that the home sits on and behind it there are another 5 lots making up almost an acre. One of the lots next to the home  and the five lots behind the home have all been left undisturbed in their natural state.  Makes for a great buffer.  Would also be really nice fenced and cleared, leaving just the oaks for one of the largest private lots in the subdivision!  The five lots are also a great investment.  Keep them for a few years, then sell three of the lots and keep the two directly behind the home!

Appliances/Furniture

The appliances will convey and the motivated Sellers will consider Selling their existing furniture with a personal property addendum.

Financing

Acceptable Financing will be either Cash or Conventional Loan – for a Manufactured home. The property is not being offering FHA or VA.  All Buyers will need to have  a pre-qualification letter from an appropriate Lender prior to showing appointment.

Renewal & Revival in Indian Lake

Indian Lake is an older lake community that is having a revival in popularity.  For years it was a small, fairly unknown spot, with single wide homes, manufactured homes, log cabins, and some site built homes that accommodated  vacationers as getaway properties, as well as some year round residents.  There are quite a few lots that have not been developed over the years, that are now becoming popular due to their pricing and the location of the subdivision.  With this renewed interest there have also been some great remodels of existing homes, and new homes built.  It is still what I would call a mixed bag but as time goes on and financing becomes non existent for old single wide mobiles they will disappear and become a thing of the past.

The Lake

The private lake is not big enough for motorized boats but is perfect to kayak and canoe in.  The lake has been stocked in the past for great fishing.  There is a very nice community area for land and home owners  to use that is located on the lake shore line that has  a pool, play ground, bbq and party pavillions & rest room facilities.
